Mission and vision
With the NxtGen Houses (NGH) building system, we want to make a significant contribution in providing healthy sustainable high-performance buildings in order to meet the ever-increasing housing demands by creating friendly living environments.
Industrialization and Lego-lization of the construction sector is the way to increase labor productivity, reduce construction time and costs with the aim of quickly “assembling” comfortable and affordable sustainable homes of high quality.
Scale-up NxtGen Houses, into a fast-growing innovative ConTech company. We want to be recognized as a platform for design, development, construction and management of our NxtGen residential buildings and take responsibility for all aspects in the supply chain and specialize in customizable residential construction.
Realistically, ten residential complexes (800 homes) can be realized short term in 2020 and 2021. Our focus is on sustainability, comfort, problem-free use (As a Service) and reduction of Total Cost of Use (TCU). We create a WOW-factor for our tenants. The first target area of NxtGen Houses is the Netherlands, Belgium and Germany. In the future we want to expand to “the rest of the world”. The NxtGen ConTech building system can also be used for the construction of schools and emergency rescue operations.
NxtGen Houses is a further development of our proven NxtGen Industrial (NGI, 2016) and NxtGen Kitchens (NGK, 2018) building systems nxtgenbuilding.com which are approved by recognized building calculators. NGI (patented) and NGK have a German TUV-certificate.
Our building system is KISS (Keep It Smart, Simple) and is comparable with LEGO. With the components of the NxtGen Houses building system, different types of houses (buildings) can be made. From a single-family home to multifunctional building complexes. We focus on customizable apartment complexes where several types of housing, such as co-living, can be brought together in one building and less on individual homes.
Design for Disassembly makes our construction different?
We use a BIM-model (Digital Twin thinking) which means that all building components are 100% traceable. All data is digitally stored in the computer libraries. Steel structures are designed in such a way that they are completely demountable and reusable. The nodes in the steel construction are fastened together with bolts and nuts and hardly any welding activities are needed. Other construction components, such as cladding, can also be disassembled by the screw connections and thus be reused. Steel is by nature a product that is almost 100% recyclable. Because applying a steel coating has a huge impact on the environment, we use untreated steel profiles packed with bio-based insulation in fireproof Gypsum board. Our building elements can be reused 1:1 and no rework is needed. By extending the economic lifespan we make the building more sustainable.
NxtGen Houses is a plug and play assembly system similar to the assembly of a car. As a “chassis” we use a limited number of standardized small releasable building elements and sub-assemblies. The planning of just-in-time purchasing, sub-assembly and the logistical process (storage, transport, on-site assembly) of the “lightweight” building components ensures that the houses can be constructed quickly. Lightweight building means reduction in foundation and earthwork. The compact construction method is less labor-intensive, has a short construction time and gives less inconvenience to inner-city construction than traditional construction.
By using uniformity, circularity and detachability in the design phase as a starting point, we are prepared for the future wishes of tenants and optimize the re-use value of our “own” building components and materials. As the NxtGen building components can be reused in new NxtGen Houses projects without additional processing steps they have a high re-use value (residual value). New material innovations and construction technologies help us to push circular boundaries. This results in less depreciation charges and a reduction in the cost-effective rent.
During the design and construction of the building system, much attention has been paid to building’s physical aspects but especially energy management (Passive house concept) to minimize the CO2 footprint and to be able to create optimum living comfort.

Design for Flexibility
The building components can vary in strength and/or stability. As a basis, we assume three load-bearing capacity levels: low, medium and heavy. We have created a smart, flexible and adaptable skeleton structure with “hollow” floors for services and filled with insulation tailored to the application. To further clarify the structural load-bearing capacity, with a three-storey residential building we constructively assume a low load level, with more than three (residential) storeys the lower three floors will be scaled up to medium or a heavy load-bearing skeletal structure. All elements such as add on walls, ceilings and floating floor can also be upgraded to additional strength, noise- and or fire resistance. We use only first quality materials during construction.
The building is dynamic, changeable, detachable, modular and also a temporary storage of “own” building components. The supporting skeleton and adaptive capacity ensures that a NxtGen building is futureproof and can change its form and function to adapt to new market demands. Flexibility such as freely divisible space, large spans from facade to facade, ceiling height, load capacity and a facade that can be easily adjusted makes a change in function possible. Adjusting the layout/function (house-separating walls) or applying new or improved techniques (insulation, installation technology) can easily be made. By flexible and adaptable construction we already take possible new functions into account in the design stage and considerably extend the life of the property. Our design-system is BIM orientated and we work with several partners for technical input and fully integrated, plug and play installation products.
The NxtGen Houses construction system is designed for permanent buildings but can also be used for flexible semi-permanent constructions. For temporary construction, there is a simpler, shorter permit process, partly in view of the fact that a building can be dismantled again over time and, therefore, zoning plans do not have to be changed. Temporary construction usually covers a period between 5 or 10 years and is a fast and affordable solution to the actual housing problem.
NxtGen Houses wants to secure the right investors and offers the right ROI and/or interest on loans for sustainable real estate (low risk with collateral). NxtGen Houses is responsible for the quality and long-term maintenance of the buildings. It is in our interest to monitor the TCO during the entire lifespan of the project. As initiator, builder and partial owner of the circular real estate, NxtGen Houses is involved in the management and has a stake in control over operation and future dismantling costs.
